Wright-Patterson is the largest single-site employer in Ohio, and Riverside is about as close to it as a residential property can be. The base drives rental demand in Riverside for the same reason it drives demand in Beavercreek and Fairborn — a large, continuously rotating workforce that needs housing near the gates.

What differs is the entry price. Riverside acquisition costs sit well below Beavercreek, which is why cash-on-cash returns here are typically stronger. What you give up is the school district premium and the appreciation that comes with it.

The leasing calendar still runs on base time

Even though the price point is different, the calendar is not. Military PCS season concentrates moves into late spring and summer, and a lease expiring in June meets a far deeper applicant pool than one expiring in January.

The court that hears your eviction

Riverside is served by Montgomery County Municipal Court, Eastern Division, shared with Huber Heights.

Ohio eviction runs under ORC Chapter 1923 and requires a three-day notice containing specific statutory language. A notice missing that wording, or a case filed in the wrong venue, gets dismissed and you start the clock again. The insurance gap we see in Riverside

Riverside’s common gap is underinsuring on the theory that a lower-priced house is a lower-priced rebuild. It is not — rebuild cost tracks construction, not purchase price, and a house bought well below replacement cost is precisely the one most likely to be underinsured.
