Moraine Property Management

Moraine is an industrial town with a residential market attached, and the employment base there shapes almost everything about managing a rental in it.

Dayton Proper manages single-family and small multi-family rentals throughout Moraine.

A manufacturing workforce is a different tenant

Shift work changes how you lease

Moraine’s employment base is concentrated in large-scale manufacturing and industrial operations along the river corridor, including the major glass manufacturing operation occupying the former automotive plant. That produces a workforce running rotating and off-hours shifts.

If you only show properties between nine and five, you are invisible to a large share of your applicant pool. Evening and weekend showing availability is not a convenience in Moraine, it is a requirement, and it is the cheapest occupancy improvement available in this market.

Employment concentration is the risk to name

A market whose demand rests heavily on a small number of large employers carries concentration risk. That is not a reason to avoid Moraine, but it is a reason to underwrite it honestly rather than assuming demand is structural.

We factor that in when we tell you what a Moraine property is worth holding, and we will say so plainly rather than quietly assuming today’s employment picture is permanent.

What we do differently in Moraine

  • We show evenings and weekends, because that is when this applicant pool is available.
  • We underwrite employment concentration honestly instead of treating current demand as structural.
  • We keep river-corridor drainage and sump maintenance scheduled.
  • We file in Kettering Municipal Court, which covers Moraine along with Kettering, Centerville and Washington Township.

What a Moraine rental should be renting for

Moraine rents are affordability-driven and steady, with an applicant pool that values proximity to work over finish level. Clean, functional and close beats upgraded and far.

Same formulas as the Ingram Rental Calculator app, so the numbers agree: cap rate is NOI over purchase price, and cash on cash is NOI less debt service over total capital required. Management is billed at 10% of rent or $75 a month, whichever is greater — our full fee schedule is here.

Estimates for comparing deals, not for underwriting one. Closing costs and long-term capital reserves are not modeled. For a real number on a real address, ask us for a rental analysis.

The court that hears your eviction

Moraine is served by Kettering Municipal Court, shared with Kettering, Centerville and Washington Township.

Ohio eviction runs under ORC Chapter 1923 and requires a three-day notice containing specific statutory language. A notice missing that wording, or a case filed in the wrong venue, gets dismissed and you start the clock again. We publish a full breakdown of which court covers which Dayton-area community if you want to check your own property.

This is general information about Ohio law, not legal advice. For a specific dispute, talk to an Ohio attorney.

We manage across all of Montgomery County — the courts, tax calendar and auditor are county-level, so it is worth knowing how the whole county works if you hold more than one property.

The insurance gap we see in Moraine

Properties nearer the Great Miami corridor carry flood considerations that standard landlord policies exclude outright, and sewer and drain backup is typically excluded unless endorsed. Both are worth confirming rather than assuming.

More on the coverage gaps we see most often on Dayton-area rentals.

Looking to buy more in Moraine?

Moraine can produce genuine yield at a low entry price. Underwrite the employment concentration deliberately and it is a reasonable cash-flow holding. Tell us your buy box and we will be straight with you about the risk alongside the return.

Tell us your buy box and we screen inventory against it before it lists, including properties from owners we already manage for who are ready to sell.

Moraine property management questions

Is Moraine a stable rental market?

Occupancy has been steady, and the employment base is real. The honest caveat is concentration — a market leaning on a few large employers deserves to be underwritten with that named rather than ignored.

Do you show properties outside business hours?

Yes, and in Moraine specifically it is the difference between filling a unit and watching it sit.

What about flood exposure?

Worth checking parcel by parcel near the river corridor. See our West Carrollton page for how we handle flood zone checks.
