The test of a management company is the statement
If you want to know whether a management company is any good, do not read their brochure. Ask to see a sample owner statement and try to reconcile it.
A statement that lumps maintenance into one line with no invoices, or that does not add up without an explanation, is telling you something. Owners frequently discover on takeover that they have not been able to reconcile their own property for years and had stopped trying.
Ours reconciles. That is a low bar and it is remarkable how often it is not cleared.

Can my accountant get access?
Yes. Plenty of our owners give their CPA direct access rather than forwarding documents each spring.
What if a statement looks wrong?
Tell us and we will walk it line by line. A statement you cannot reconcile is our problem to fix, not yours to accept.
Do you hold a maintenance reserve?
Ordinary operating float, set in your management agreement. We do not require a large held reserve beyond that.
